Landlord and Tenant Disputes

Wartelle, Weaver & Schreiber is a leader in landlord and tenant law with a reputation for developing cutting edge theories and tactics for promoting tenants rights. Founded in 1981, West Bay Law has pioneered the tactic of using rent ordinance violations as a basis for lawsuits at a time when trial courts were resistant to actions against landlords. It took several years before such lawsuits were widely recognized.

The firm represents tenants in a variety of settings both as individual clients and multiunit and class actions. This litigation often challenges policies that threaten rent protections, require landlords to make properties safe and healthy to live in, and further the interests of clients sickened by mold and ensure that disabled tenants are provided reasonable accommodations. The firm has represented several large San Francisco tenant organizations on matters of public concern.

Our firm has achieved excellent results for its clients, between June of 2006 and June of 2007, we obtained over $8,000,000 in settlements for its clients.  (See Settlements and Verdicts)

In addition to representing clients, our attorneys have taught courses on landlord and tenant law, sharing their expertise with others.

The firm has represented tenant organizations in San Francisco and Oakland on a pro bono basis in the Superior Courts, Courts of Appeal and before the California Supreme Court.
